Does buying a property for AED 1.5 million qualify you for the Golden Visa?

excited to apply for the Golden Visa…
only to be shocked when their application gets rejected.
Why?
Not every AED 1.5 million property qualifies—
because the Golden Visa requirements are stricter than you think.
The official UAE government condition
for obtaining the Golden Visa through property investment is:
✅ The total property value must be AED 2 million or more—
not AED 1.5 million.
However… there’s a smart workaround that allows you to use a AED 1.5 million property:
Buy two or more properties simultaneously,
so their combined value reaches AED 2 million or more.
Example:
- A property in Dubai Marina for AED 1.2 million
- An apartment in Downtown for AED 800,000
= Total: AED 2 million → Eligible for the Golden Visa.
Additional non-negotiable conditions:
- The property must be freehold (not leasehold).
- It must be officially registered with the Dubai Land Department (DLD).
- It cannot be fully mortgaged (partial mortgage is acceptable, provided the bank approves).
- It must not be on the government’s list of restricted projects.
Why might your application still get rejected even if you meet all conditions?
Because you submitted incomplete documentation, such as:
- An uncertified translation of the sale contract.
- An unofficial property valuation certificate.
- Failure to prove full payment.
The solution?
Submit your application with a legal consultant who verifies:
- Document validity,
- Full compliance with eligibility criteria,
- Property alignment with DLD’s approved list.
