Many property owners in Dubai panic the moment their residency expires:

The answer — under UAE law — is not what most people assume.


The Core Legal Principle

A power of attorney is legally independent of your residency status.
This means:

  • Even if your residency has expired,
  • Or you’ve left the country,
  • Or renewed your passport…

Your property power of attorney remains valid
as long as you haven’t formally revoked it through an accredited revocation document.

✅ A POA terminates only by:

  • Your explicit revocation,
  • Your passing,
  • Or a court order invalidating it.

But… There’s One Critical Exception

If your POA document itself includes a clause such as:

“This power of attorney terminates upon the expiry of the principal’s residency,”

then yes — it automatically ends with your residency.
